Location: Raleigh (Capital Blvd area)

Salary: $80-$85/k

Hours: Monday - Friday, 8am to 5pm

Essential Functions

Oversee buildings and grounds maintenance including maintenance of HVAC systems, electrical system, plumbing, elevators, UPS battery backup system, generator, landscape, access control systems, fire alarm and suppression systems, and roofing systems. Coordinate tasks between facility and contractors who perform maintenance and / or custodial services.

Responsible for continuous monitoring of buildings and grounds to ensure that they remain safe and secure. Responsible for liaison and coordination between the Foundation and contractors performing security equipment installations, upgrades and monitoring. Responsible for fire alarm and suppression systems installations, upgrades, and monitoring.

This position is the primary contact during emergencies and security/fire calls and is a key member of the Safety Committee. Must be able to be on site within reasonable time of notification of emergency. Manage contracts for maintenance and security provided by contractors and maintain the Emergency Call Lists of the facility Responsible for training Emergency Call List Staff regarding emergency protocols and procedures.

Acts as Infrastructure Coordinator in the Business Continuity and Disaster Recovery Program to coordinate planning and preparation efforts with Management Team to ensure adequate facilities and infrastructure would be available in the event of a significant disruption.

Handle small repairs and maintenance that do not require a contractor.

Negotiate contracts and ensure contracts are adequately executed. Coordinate procurement of materials, equipment and services related to the operation of buildings. Negotiate the purchase of materials and supplies needed for buildings and grounds security, maintenance and additions / reconfigurations. Issue appropriate requisitions and purchase orders, and assure proper receiving, distribution and inventory accounting for such materials and supplies.

Assure open office systems (for example Herman Miller and TAB products) inventories, moves, additions, and changes or reconfigurations are handled appropriately and coordinated with vendors and contractors such as Alfred Williams & Co. when such assistance is required.

Maintain theFacilities Systems Procedures Manual. Maintain, follow up and complete recurring and/or intermittent maintenance schedule items.

Maintain budget for building and grounds maintenance.

Assist management as needed and perform other duties as assigned.

Experience Requirements

Must have a valid North Carolina driver's license.

Two years of supervisory experience preferred.

Some familiarity with reading and interpreting construction drawings, blueprints, codes and specs.

Experience with computer managed lock systems preferred.

Familiarity with HVAC systems.

Experience performing minor repairs and maintenance for buildings/grounds.

Physical Activities/Working Conditions

Must have the ability to stand for long periods, walk frequently, sit for extended periods and hear and talk on a frequent basis communicating with personnel, the general public and on the telephone. Occasionally, must be able to lift up to 50 lbs., reach to higher shelves, climb and balance on ladders and ability to walk on a flat roof. Position requires frequent fine dexterity for computer, access control and phone keypads and for hand tools.
